How Insurance Claims Work for Roof Damage

Understand the roof claim process: deductibles, adjuster inspections, ACV vs. replacement cost, depreciation, and supplements.
1. Report the loss
Contact your insurer promptly. Most policies require prompt notice and set deadlines for filing.
2. Adjuster inspection
The insurer sends an adjuster to inspect. It can help to have your contractor present to point out damage.
3. The estimate
The insurer issues an estimate of covered damage. Review line items carefully.
4. ACV vs. replacement cost
Actual cash value (ACV) policies pay depreciated value. Replacement cost policies often pay ACV first, then release recoverable depreciation after work is complete.
5. Supplements and disputes
If hidden damage is found during repairs, your contractor may submit a supplement. If you disagree with the estimate, you can ask about re-inspection, appraisal, or hire a licensed public adjuster where permitted.
6. Payment and completion
Checks may be made out to you and your mortgage company. Keep invoices and photos of completed work.
